Who I work with

Built for the property sector

Property finances have their own rhythm — rental income, deposits, agent fees, repairs, service charges. I understand the sector and keep your records in order throughout the year.

🏠

Private Landlords

Whether you have one buy-to-let or a growing portfolio, I'll keep your rental income and expenses clearly recorded — ready for your accountant at year end.

🏢

Letting Agents

I can handle the bookkeeping behind your management fees, client accounts and operating costs — so your records stay clean and your focus stays on your clients.

🔨

Property Developers

Development projects generate a lot of transactions quickly. I'll keep your purchase and sale records, contractor bills and project costs properly organised.

Services

What I provide

Straightforward bookkeeping — no upselling, no vague promises. Here is exactly what is included and what sits outside my scope.

Monthly Bookkeeping

Regular recording and categorisation of all transactions, keeping your books accurate and up to date month by month using Xero.

Bank Reconciliations

Matching your bank feeds and statements to your accounting software so your balances are always correct and discrepancies are caught early.

Sales & Purchase Ledger

Processing your sales invoices, customer receipts, supplier bills and payments — keeping your income and expenses properly recorded and traceable.

Receipt Processing

Organising and processing your receipts through an agreed workflow — no more lost paperwork or last-minute scrambles before your accountant needs records.

Basic Management Reports

Clear monthly summaries so you can see how your property business is performing. These are bookkeeping reports — not tax or financial advice.

VAT Return Support

Where agreed and where you are VAT registered, I can prepare and support your VAT returns. You always review and approve before anything is submitted.

Outside my scope — referred to your accountant or tax adviser

Tax planning & advice
Personal tax returns (Self Assessment)
Corporation tax returns
Year-end statutory accounts
Payroll & CIS
Companies House filings
Company secretarial

Who this is for

Suitable clients

Jayne Marie Bookkeeping is built for clients who want tidy, regular bookkeeping support - not last-minute chaos or tax advice dressed up as bookkeeping.

Good fit

Sole traders, small limited companies, landlords and property businesses that need reliable bookkeeping, reconciliations, receipts, ledgers and clear monthly records.

Works best when

Clients provide records regularly, respond to queries promptly, use Xero or an agreed records workflow, and understand that bookkeeping starts after onboarding is complete.

Not the right fit

Clients looking for tax planning, year-end statutory accounts, legal advice, investment advice, insolvency advice or a way to bypass onboarding and due diligence checks.

Clear boundary

Jayne keeps the bookkeeping clean and organised so clients and their accountants have proper records. She does not replace a qualified tax adviser or accountant.

Process

How it works

Getting started is simple, but not sloppy. Enquiry first, then onboarding, then due diligence and agreed scope before any bookkeeping work starts.

1

Get in touch

Tell me about your business, your current set-up and what you need. I'll confirm whether I can help and give you a clear estimate.

2

Onboarding

We sign an engagement letter, complete ID checks and connect to your accounting software. No work starts without proper paperwork.

3

Monthly routine

You send records by the agreed deadline each month. I process, reconcile and send you a summary report — typically within a few days.

4

Year-end ready

Your books are clean and organised all year, so when your accountant needs them, there are no last-minute panics or missing records.

Before work starts

What needs to be in place

Good bookkeeping starts with a clean setup. Work begins only once the basics are agreed, checked and documented.

Client setup

Complete the onboarding form, confirm the business details and agree the first bookkeeping period.

Scope and fees

Agree what is included, what is excluded, the £30 per hour rate, any estimate and the payment method.

Due diligence

Complete required identity, ownership and client due diligence checks before the client is set live.

Access and records

Provide Xero access, bank feed or statements, opening records, receipts and any agreed supporting information.

Important

Work cannot start until the engagement letter is agreed, onboarding information is received, required identity and due diligence checks are completed, and access to records or software is provided. ID documents, proof of address, bank statements and sensitive records should not be sent through the enquiry form. If they are needed, Jayne will provide a secure upload route during onboarding.

Pricing

Simple hourly pricing

Jayne Marie Bookkeeping charges a standard hourly rate of £30 per hour. The time required depends on transaction volume, record quality, VAT status, software access and whether the work is routine or catch-up work.

Monthly bookkeeping

Routine bookkeeping, bank reconciliations, ledgers, receipt organisation and basic reporting.

£30 per hour

VAT support where agreed

VAT support can be included where agreed in scope, with client approval before submission.

£30 per hour

Catch-up bookkeeping

Historic cleanup is charged at the same hourly rate, with an estimate after reviewing the records.

£30 per hour

Xero support

Xero setup and support directly related to bookkeeping records and monthly workflow.

£30 per hour

Work is charged based on time spent. Any estimate given before reviewing records is not a fixed quote unless confirmed in writing. Poor, incomplete or late records may increase the time required. Payment terms are confirmed in the engagement letter.

Secure document handling

The enquiry and onboarding forms are for information only. They are not for passports, driving licences, proof of address, bank statements or payroll records.

If sensitive documents are needed, Jayne Marie Bookkeeping will provide a secure upload link during onboarding. This keeps client documents out of ordinary website forms and email chains.

About

Hi, I'm Jayne Marie

I set up Jayne Marie Bookkeeping to provide specialist bookkeeping support to the people who need it most — landlords, letting agents and property developers who are brilliant at what they do but don't want to spend their evenings wrestling with spreadsheets.

I focus purely on bookkeeping. I'm not an accountant and I don't offer tax advice — that keeps my service sharp and honest. What I do, I do properly, and I make sure your books are always in order so that the professionals who do your tax work have everything they need.

Every client gets a signed engagement letter before work starts, client due diligence checks and a clear agreement about exactly what is and isn't included.
